1. Not having an agent represent you. A lot of buyers think that if they go directly to the builder, they can get a better deal. That couldn't be further from the truth. The salespeople for the builder are looking out for the interests of the builder, not you. This is why you need a professional to represent your best interests when you try to purchase a new home. A buyer's agent will fight for you and make sure that you get a good deal on a new home.
2. Buyer's don't do their research. You need to research builders, what developments are being constructed, and what the future values of the properties in those developments might be. If you want to live in a particular area, you should know what sort of amenities it offers and how the builders will ensure their completion. Think about the future of the neighborhood.
3. Not reading the fine print in the contract. This harps back on hiring a professional to represent you, but the contracts that builders write are different from purchase contracts on resale properties. You will need a buyer's agent to go through that fine print and let you know if anything looks funny. For one thing, there is no way to get your earnest money back on a newly constructed home. These are the kinds of things that you will need to look out for.
