  1. Moving too fast: Buying a new home is always an exciting experience, but many homeowners rush into it. A home is something you're likely to have for several years, but all too often, people fall in love with one of the first properties they see.
  2. Not researching: Often, home hunters simply pull up the local real estate listings on their computer, find a home they like, and set out to buy it. They know nothing about local market conditions, the history of the property they're buying, or the surrounding community. This often can result in an ill-advised purchase. An agent will provide you with the necessary information to make a wise decision.
  3. Skipping a home inspection: Buyers will often forego, or forget about, home inspections before purchasing. A good home inspector can alert you to costly defects long before you would find them yourself. This can save you a whole lot of money down the road, as you will be in a position to negotiate the necessary repairs into the purchase price of the home. 
  4. Making an unconditional offer: Putting an offer without any contingencies may seem like a hassle-free way to purchase a house and a way to win over the seller in a multiple offer situation. However, it's not always a smart move. Contingencies protect you should you ever have to back out of an offer. Without a contingency you may be penalized if you have to break a contract or are unable to follow through with the process.
  5. Not getting pre-qualified or pre-approved: Getting pre-qualified on a loan gives you a really good idea of how much you can afford to borrow. If you start house hunting without being approved, you may waste time and energy on homes you can't afford.
